At JDT BUILDS, we recently completed a bespoke commercial flat roof project in South Wales, creating a high-quality covered walkway between two office buildings.
The brief was to deliver a durable and visually appealing structure that would provide reliable protection from the weather while complementing the existing commercial premises. From the structural steelwork through to the final EPDM membrane, every element of the project was carefully considered to provide a robust, long-lasting solution.
Bespoke Structural Steel Framework
The project began with the design and construction of a bespoke structural steel framework, providing the primary support for the new covered walkway.
The steel structure was designed around the existing buildings and site requirements, creating a strong foundation for the timber roof construction while ensuring the finished structure was both practical and aesthetically appropriate for the commercial setting.
High-Quality Structural Timber Roof Construction
Following installation of the steel framework, we constructed the roof using structural-grade timber framing and joists.
Particular attention was given to the roof falls. Timber furrings were installed to create the necessary gradient, allowing rainwater to drain efficiently and preventing standing water from accumulating on the roof.
The timber structure was then finished with an OSB roof deck, providing a strong, stable and suitable substrate for the waterproofing system.
Premium Fully Bonded EPDM Roofing System
For the roof covering, we selected a fully bonded EPDM rubber membrane, providing a high-performance waterproofing solution suited to the demands of a commercial environment.
EPDM is renowned for its durability, flexibility and resistance to UV exposure and changing weather conditions. The membrane installed on this project has a life expectancy of up to 50 years, providing the client with a long-term roofing solution and confidence in the finished structure.
The membrane was fully bonded to the OSB deck to create a continuous, secure and watertight roof covering.
Detailed Flashing & Rainwater Management
As with every quality roofing installation, careful attention was given to the detailing.
Flashings were installed around the perimeter and key junctions of the roof, protecting vulnerable areas and creating a clean, professional finish.
We also installed a complete guttering and downpipe system, ensuring rainwater is efficiently collected and directed away from the structure.
Effective drainage was an important part of the design, working alongside the carefully formed roof falls to minimise the risk of standing water and help protect the longevity of the roofing system.
Professionally Finished Underside
The underside of the covered walkway was finished with cladding, giving the structure a clean and refined appearance while concealing the roof construction above.
This attention to the finished appearance was particularly important given the structure’s position between occupied office buildings, ensuring the completed walkway looked as professional as it performed.
Built for the Long Term
The completed structure combines bespoke structural steelwork, structural timber construction, engineered roof falls, OSB decking, a fully bonded EPDM membrane, detailed flashings, rainwater goods and underside cladding.
The result is a durable, weather-resistant covered walkway designed to provide dependable protection for staff and visitors while enhancing the functionality of the commercial premises.
